The office spaces at Baarermatte offer around 7,000 m² of flexibly configurable space within a vibrant site, combining outstanding architecture with SNBS Gold-certified sustainability.

Baarermatte sets new standards for modern working. A visionary concept, exceptional architecture and intelligent infrastructure come together to create a workplace that inspires and convinces.

Designed by the renowned architectural firm Roman Hutter and selected through a data-based study commission, Baarermatte combines modern office space with privately owned apartments to create a lively, mixed-use place with genuine pioneering character: timber construction, no concrete wherever avoidable, no underground car park and maximum use of existing reserves.

Wood defines the building both inside and out: structural elements, façades and floors made from sustainably managed timber from Central Switzerland, dowelled rather than glued. Together with room heights ranging from 2.92 m to 3.42 m and an innovative climate ceiling with acoustic clay plaster, this creates a healthy working environment that noticeably enhances wellbeing and productivity.

Instead of a concrete-intensive underground car park, cars are parked in a fully automated mobility tower. Components from the existing building are reused in the new development. Rainwater flows visibly through the site into retention basins, following the sponge city principle: good for the climate and good for biodiversity.

With around 7,000 m² across six floors, Baarermatte offers a single tenant the rare opportunity to occupy an entire office building with pioneering character and shape it according to their own requirements. For single tenants, an additional staff restaurant can be created on the ground floor, with a catering concept already in place. Continuous balconies along both long façades extend each floor outdoors and create additional amenity value for employees.

The spaces are let with an enhanced base fit-out: solid wood flooring, climate-regulating clay ceilings and ventilation are included. WC facilities are fully fitted out, while connections for tea kitchens are prepared. Lighting, spatial layout and tea kitchen fittings can be designed by tenants according to their individual needs.

Timber from sustainably managed forests in Central Switzerland, reused components from the existing building and the decision to replace an underground car park with an above-ground mobility tower show that circular economy principles are consistently put into practice at Baarermatte, rather than merely promised.

The surroundings of Baarermatte function like a natural sponge: rainwater is guided into open retention basins, supports evaporative cooling, promotes local biodiversity and reduces the burden on the drainage system during heavy rainfall.

Baarermatte is located at the intersection of Baar and Zug, where urban accessibility meets qualities close to nature. Lake Zug and the Zugerberg are just a few minutes away, offering employees genuine recreation during their lunch break or after work.

The landscaped site with its pond, trees and outdoor areas creates an inviting atmosphere that enriches the working day. Lunch breaks and informal conversations naturally move outdoors.

From Baarermatte, Zug railway station can be reached in 12 minutes by bus, while the A4 motorway is only a few minutes away by car, with direct connections to Zurich and Lucerne.
